I had an idea but I don't want to foot all of the development cost myself. Would anyone be interested in sharing the cost? Count me in for $500 - $1000
My idea is basically a web based client feedback form tied to the MLS. Say I take a customer out and show them 8 homes. I can have my wireless laptop in the car and have them fill out the form as we drive or have them fill it out in the office after the tour or e-mail it and have them fill it in later, possibly with some incentive like X amount of amazondotcom dollars or lunch at a local pub or a 25% off Lowes home improvement purchase card The form would display a picture of each home they saw in the tour and the basic info such as price and address followed by a few check boxes with questions like Was the home clean? What did you like about the home? What did you not like about the home etc... Later the home owner can log in and see what people thought of their home and see how many times it has been viewed. On our end we would have to enter data such as which MLS numbers the customer viewed and the customers contact info. Feedback for me is one of the departments that I am lacking in. Often with 30 -50+ listings I don't keep in touch with my clients as well as I should. If you are interested in something like this please let me know. REW staff is this something that would be possible?

There are feedback programs out there. I dont use them because I dont want to spend the time providing feedback. If you get an offer from me, thats your feedback. The agents that want feedback tend to want it so they can pass the buck of being straight with the seller, or reinforce what they are telling the seller.

LOL, that's what I said at the beginning of the sales season. But I am slowly changing my mode of thinking. We have to take care of our listings just as well if not better than our potential buyers. Word of mouth can be one of your best advertising tools or it can ruin your business.
I was so busy selling that I did not have time to give feedback to other agents. This is no BS, I often show up to 20 homes a day, I have agents call me a week later and ask how the showing went. Usually I don't have a clue what I looked at last week because since that time I've show another 80 + homes. My biggest complaint from my listings is that I don't update them once a week with how things are going. At the moment I don't even have a way to track how often their homes have been shown. With average time on market of 5 months and 30-50 listings I just don't have time. If all I had was 5-10 listings it would be very different, I could spend hours with each of them. I don't want feedback from agents I want feedback from potential home buyers and a way to track showings so that when my listings ask what have I done for them I have something to show them. Other than my typical "Um, well, I think I showed your house once or twice last week and maybe another agent showed it and for the most part people like it but they want to pay less for it, but my website gets a ton of traffic and maybe some people will be interested next week"

I do call for feedback but very few agents respond. I have tried automated feedback via e-mail & few agents responded. I just can't imagine more agents responding to this type of feedback request, even with a buyer incentive.
On the other hand, when I show properties, very few agents request feedback. So it seems to me that those that do are in the minority, at least in my area. I try to inform sellers that few agents will respond to my feedback requests but amount of showings (good or bad) & lack of any offers is feedback in itself.

Many lockbox systems allow the listing agent to check who accessed it. That is a way to track showings.

Our area still uses the old combo lockboxes or you have to pick up a key from the other agents office.
I must have not made it clear, This has nothing to do with any agent but you. No other agents would be involved in any way whatsoever. Other agents would have NO access to this information. Only you, the potential buyer and the seller. When you as an agent show homes, you would ask the potential buyer what they thought of the homes, later the seller could look at what people said about their home Simple as that!

That's basically what I said. Just because their buyer might receive an incentive, most selling agents still will not bother making their buyer sit down and fill out a feedback form. It's a bigger step to take than just answering a feedback call and in my area, as stated, most don't bother doing that.

Just to be clear - the parties providing the feedback, are the parties that are viewing the homes right? The actual buyers? Not the listing agent or buyers agent?
I dont think they would take the time to fill out a form - but what about scheduling a 15 minute to half hour sit down after a session of showings with buyers - get their permission to record the feedback and then fill out the form yourself or have your assistant do it? My question though - how does this benefit the buyers agent? Unless you are showing your own listings (Dual agency) what benefit do you gain providing those listing homes feedback from your buyers?
