How many Clients do you have or had ... that communicated via just email
(emailing back and forth) until the big day to show them properties? Just Curious as if this are common now in today's market and Tech. and how long you spent emailing until that big day back and forth? Just Curious John

I don't use scripts. However, most of the time the initial emails wind up being the same
I just answer them based on what their email says.

I always like to ask a quick and easy question on the first email to see if I am going to get a response before I spend 30 minutes crafting a good email response complete with listings.

Mixed on this. I do have several draft e-mails (depending on the situation) sent for the first response for the mere fact doing personal e-mail for everybody that fills something out on one of our sites would take too much time. If the client responds, we then go personal but We also make a personal phone call to introduce. After we zero in on what they are looking for, it goes back to e-mails because basically 90% of the clients who make first contact with us via e-mail wants properties e-mailed to them. We then follow up with a quick Thank You card Via mail with our business cards. This seems to work best for us.
As for E-mail scripts --- well, it's kind of like talking to them over the phone but instead of listening, you are comprehending. If they are looking for a home in a particular community, then you have to make sure they understand that you are the neighborhood expert by providing info. on that neighborhood along with the properties you are e-mailing. This part alone is worth it's weight in gold. If we see something that looks very appealing online we'll even do a quick CMA and e-mail it to the client. The first time we did this was in 2002 and it resulted in picking up a client looking for a vacation home in Vegas that ended up sending us 6 more clients. Over the years this client has probably been responsible for over $15 million in sales with vacation homes and investment properties. Not only that, when they come into town on vacation, they take us golfing to the best courses in Vegas and dinner to the best restaurants afterwards! (They also give us all of the advertising sent to their vacation home so we can see some of the junk other agents are sending via mail!) Basically though, it goes back to knowing everything about our particular developments --- homes, floorplans, services, surrounding zoning etc... Anyways -- scripts for the draft e-mail on first contact with some quick and brief questions. How familiar are you with such and such neighborhood? (Or if they are a relo, the city?) How long have you been looking.... I guarantee you though that if they do respond, a quick phone call introducing yourself works leaps and bounds over just e-mail. Generally from conversations with buyers, they'll contact three or more agents via e-mail to start off with. (The client above contacted five agents via e-mail and went with us because we took the time to call and sent a personal e-mail after they contacted us back. The rest of the responses from the other agents were "canned" responses.) I don't know about you but I pick up sales scripts right away and they are a turn off - my opinion is that higher caliber clients can pick them up right away also. I always try to find out how many agents the client contacted through casual conversation and I would have to say it is on average three agents via the first contact. The one that responds the quickest with the e-mail that pertains to their request (multiple e-mail drafts) and then goes personal will win the business. Hope that helps....

We have just started following up leads by email, however, we are doing it all manually. Is their a source someone can recommend for a program to do this automatically? Plus, is there a source of scripts that can be recommended, as well? Lastly, REW forum member ‘Paul Francis’ mentioned his Vegas customers showing him bad email campaigns. What makes for a bad email campaign? I know, I know, too many questions!

I don't think an automated email response really counts as a response. People know it's canned and see no value in it. It's best to just follow up with email or phone call asap after getting the lead.
