Would anyone care to share how may clicks to your site turn into 1 contact? I realize that the better your site, the better the conversion. I am also not talking about converting them to clients, simply that they ask you to contact them.

Some ask to be contacted on various forms.....help me relocate, contact us, find my dream home etc but its not as common as just registrations to search. We require registration to search. We only ask for name, tel # and e-mail addy and also if they are working with an agent.
I'm still trying to figure out how many end up as clients also. I would say about 1 out of 50 registrations maybe? In the summer we get about 25-35 registration daily but only about 10/day recently. We call everyone of these registrations asap with the exception of obvious bad #s etc. I would also be interested in finding out how well others do as far as regisrations>clients. Does anybody convert 1 client per 10 calls? I'm using different methods and we alternate who does the calling also. Some agents are alot better making the initial calls than others. I've also found that more experienced agents are usually better calling potential clients than new agents. |

My site does not require registration so I rely simply on buyers & sellers filling out on of my web forms or requesting a showing on an MLS listing detail page.
I've found that my Relocation form brings in 1-2 out of town inquiries a month, typically at 2x-3x my area's median sales price. These are usually tougher leads because many are just testing the waters but they have the opportunity to be good customers. As for conversion, I'm getting 150 +/- visitors a day and 1-4 client contacts per week where they contact me on their own accord. I'd love to see example sites that are great at capture and also hear tips about what else works for people. |

So is that about a 1/187.5 contacts/click ratio if you get 4 contacts @ 150 clicks/day. Today I had 25 clicks/629 impressions/3.97% CTR @ $1.40 CPC and no contacts from those clicks. That translates to $34.90. If I had those kind of numbers I would be at $1,000 with 1-4 contacts. I hope it is not that bleak.

$400/transaction may be ok if you're average commission is $4000 or more. 10% in marketing expense is pretty good.

I am with a 100% brokerage and my average transaction has been around $270k. My average net commission per transaction is over $7k, so marketing cost of $400 per transaction is great. Because of how I advertise, a large percentage of my leads are executive relos, which tend to be well qualified and at a higher price point than most locals. For locals, I also get a high number of listings as well as sales, and the transaction numbers I quoted include two sided sell/buy clients as two transactions.
As to whether my transaction conversion rate is typical or not, I wouldn't know. It is probably low, because I am pretty lazy and don't follow up as fast and as often as I should. That's why I have started referring 70% of my leads to my buyer agents, and cherry picking the ones I want to work with personally, only taking prospects in the $500k and up range for myself. With those numbers PPC is a very good ROI.
