Default Being on Top result in How many closings

Hi There,

This is very basic question. As some people are on top over here for their major terms. My question is this way how many visitors they are getting. How many calls they are getting and how many are getting converted into a sell.

I do some seo work for my clients as a side business but my clients ask me if I am investing x amount what is return in dollar terms. I can give them number of visitors but not in terms dollar.

If you are on top for XYZ real estate how many visitor you get, how much time they spend on your site, how many are repeats, %of repeates vs unique visitors. It is a very good question for everybody as more and more people are looking in terms of conversion rather than just be on top.

I have seen crapy site on top, i know result is going to be less than 1 min on site with never come back situation.

It all depends...

My market is very seasonal. In the summer being on top means 30 - 40 phone calls a day and just about the same number of e-mail inquiries. The best week I had this summer was 4 offers in one week, average was about 1.5 offers per week. This time of year it's good for 4 or 5 calls a day and about the same number of e-mails. In the high season I had 500 unique visitors a day last week with thanksgiving it was down to 60 unique visitors a day. My google stats show more than 60% of my visitors are return visitors and my average visitor length is around 13 minutes.

That is great man. Most of the Real Estate agent will jump from their seat, with this kind of result. But I really appreciate your help in closing my deal with one of Realtor. Thanks one more time.

I forget to ask what is your primary keyword. are you generating leads mostly through adwords. raising adwords bids in high season and lowering it low season. It is another good idea. Good point.

Great topic!

There are so many factors involved it's really hard to equate $$$ and search positioning. Let say I rank #1 in my area but I happen to carry high end properties only. Most of my visitors might be out of the price range. So I get lots of hits but few conversions or I waste a lot of time talking to people who can't afford what I sell. Or say I perhaps I sold more properties this year than last...was the market better, were my properties more attractive then last years inventory?

The best way I have found to justify the cost of SEO is to compare it to what the cost would be for PPC ads or advertising on other highly ranked sites.

Coastals results are really good and shouldn't be considered common for a top ranking. There are agents that I have talked to that have #1-3 position in all three major search engines and get very little business from their sites. This is partly do to their site, but also because the term drive very little traffic. It is all relavant is my point.

My results are not for just one keyword they are for about 50 keywords that all come up #1,2 or 3 on google yahoo and msn.

I'm not #1 for the keyword "my town real estate" or "My town homes" but I make up for it by being #1 for many of the lesser terms.

Overall my sites are probably #8 or #9 for the most visited local real estate sites so there is still room for improvement.

I work in a small coastal resort town with about 1000 other Realtors. About 10 of them understand how important having a good website is. I've also gone after markets that not many Realtors have any interest in so it was very easy to get top placement on the search engines.

In the last year I've actually seen a handful of them start to copy some of my techniques so it's time to turn it up a notch. This is not to say that I have not borrowed from some of their good ideas as well. I've just hired a full time copywriter which should help. Lastly I run multiple websites for different types of property which also seems to help.

If someone is looking for commercial land you should have a website that sells Commercial Land! They don't want to have to search through 10 pages of residential and condos to find what they are actually looking for.
Domain names and web hosting are cheap. I own over 70 domain names, many of them just to keep my competitors from using them.

I guess we started a great topic.

Look as per research "My Town Real Estate" search term is for those customer "who are just looking" or "very early in decisioning process" or "not have decided at all". We get busy in handling all these junk leads and our goals and junk lead frustration always overlook real client or not able to provide a full service representation to our real client.

That is why all lead providing companies like HomeGain and others having low rate of retention. That is why they put one year aggreement on us.

But terms like "homes in xyz school district", "xy state foreclosure law", some times some subdicvision stuff also a great bet and some other terms have better chances of getting more focused client and we can avoid junk lead frustrations ( have so many lead but will not convert in a sell)

This topic is very interesting as for the first time we will look for some other keywords which maybe useful for our business and will give us better return on keyword optimization. I know "My City Real Estate" will give you higher number of visitor but will not be able to give you higher closed deals.

I was recently told the same thing by a Yahoo rep selling sponsored results. "your town" real estate seems to bring those lookey loo's who arent close to buying. They said "your town realtor" or "your town relocation" etc would drive more quality leads. It makes sense to me, I recently re-optimized for these less popular keywords, to get better rankings easier and better leads when I get the traffic.
