Variable postcards

I have been hearing more about one to one marketing materials lately and would like to hear your thoughts.
One to one marketing materials are printed with variable fields so that each recipient would get a message personalized for them. (For example, "Hey <<Bob>>, for free information on <<Golden Ponds>> home values and to ask real estate questions, call your <<Edina>>, MN expert, John Smith!") This type of personalization is supposed to increase postcard response rates tenfold.
Anyone tried this type of thing before? What do you think?
