Default Advice on Area Pages

I don't know if this is a design, usability, or SEO question but I want to improve my area pages on my website for all those things. I know there's other things that need improvement with my site (IDX for sure) but right now I am focusing on the area pages, so please help me with that first.

I link them from the homepage which I think is important. And, in the past I have broken them up into smaller sections but now I am wondering if I need to go smaller yet and then how to nicely link between them. Or, am I watering down the keywords too thin by breaking them up.

~~~~~~~~~
here's my old unorganized version:
http://www.lipplyrealestate.com/clearwater dot php
~~~~~~~~~
and, here's my newer version, that I started yesterday:

http://www.lipplyrealestate.com/riverview-subdivisions dot php

~~~~~~~~~~
I'm thinking that the subdivision pages (instead of overview pages) would be the most valuable to link from the homepage. Yes? I'm also planning to do a little MLS config. on Riverview to get some home searches in there on the link bar. How would you all organize this stuff better? What else would you add or not add? Any suggestions would be appreciated. I'll probably have more questions if I get some feedback. Thanks much.
Maybe no one has seen it cuz there's been lots of clicks but no one responded. Does everyone see that I put a space in the URL so that it is not a live link? I am under the impression that this is what the MOD's want us to do, yet I think I confused everyone. I would really love to get some feedback.
Thanks!
Just look below the text area box for "Additional Options" and then lower for "Miscellaneous Options". If you don't want a live link just uncheck the "Automatically parse links in text" and you can put the full URL without it being a link.
On the area pages on my website, I merely mention the subdivisions and features within a given suburb(city). Since doing that my position on the search engines have been high for keywords involving those subdivisions. Maybe mention the subdivision on your area page and if it is a subdivision with special features, write a few sentences about it. I don't think creating a seperate page for each subdivision is necessary.
Dj,
My site is Atlanta, Georgia Real Estate. I don't market myself to Atlanta as it is far too large so in my surrounding area section I have the cities I market to. When you click on those cities another nav bar pops up to to show individual subdivisions I have written pages for. These pages are no more than 1 month old and most come up on first page in G for longtail hits for the subdivision. Take a look at my homepage and click on Alpharetta. You will see what I am talking about.
Click here.
The luxury real estate page was made yesterday. All others were indexed by Google in about a week and jumped right to the top for serps for those neighborhoods. If your site is easy to navigate and the lesser page ranks well, you have accomplished your goal.
Capture longtails with more targeted pages and work on SEO for the more broad general terms on city pages. The smaller pages have much less competition but the consumer searching for a specific phrase is a more targeted audience so you rank easier for more targeted lead generation.
Overall my site is young so I am still having trouble ranking for real estate, but, longtails are different as people don't necesarily use "real estate". I'm sure it will improve with the age of the site.
Hope that helps.
