Default Does anyone else advertise on Realtor.com

I have banner ads that i pay for on there but for some reason they arnt showing up right now. i pay 1200 a month to be on there. I am kinda upset that they are not showing up. i get about 100 to 150 visit from those banners but they are gone.

Ouch!

I pay about $2000 a year for their basic services. For the $2000 I am allowed to add extra photos and text to my listings and they are nice enough to give me a link that goes back to my website.

I do however get 10 or so e-mails a week from realtor.com so I guess it's almost worth it.

at 10 emails per week I would assume its more than worth it. Thats about 500/ year.

Whats your average conversion on email leads? And average commission earned on a conversion? Gotta be more that $2000.

I will be letting my enhanced listings expire. My experience has not been worth it from an ROI standpoint.

I have the enhanced listings program and pay $68. a month. I have not received any leads from it. It's more of a listing tool more than anything.

I also have the Showcase listings and use it as a listing tool because I get few leads.

In our office most have let REALTOR.com go away (3 people out of 110 still pay the fee if I remember right). Here's a simple tip to find out how many of the agents in your area are actually paying for it...

Simply go into REALTOR.com and search in your area and make a note of the number of listings. Then sort the search by the ones with the most photos--remeber that those who don't pay the "extortion" (edit: enhancement) fee will only have one photo...

Thus if there are less than 10% multiple photos in your area AND then Google "City Real Estate" if Google is not in the top 3, there is NO reason to pay the extortion fee... (especially if one of the top 3 sites is you OR your brokerage. You have your own ready made listing tool!!!(grin)

Or you can do like we did and get your broker to pay for the office and yet still allow the agents to manage their own listings - saving his staff from doing it... that is what we managed to do.... so we have enhanced listings at no cost to our 50 agents - but at least 75% of our big guns use Realtor.com since we are in an area getting so much national attention it pays to have anything you can.

That too, works! (grin) You have a swell broker--GRIN--

I just checked and REALTOR.com is #2 for central oregon real estate. That explains much. (When you take over #1, they won't matter so much--SMILE)

In our office and with the listings we carry, that would be about a $70,000 per year bill. In Louisville, there are a lot better places to spend that kind of marketing $$$. (grin) I will grant you, though...some places where REALTOR.com still has significant SERP presence, they can be a factor. I just think that the public has mostly left them since they can only see one photo.

We actually ran one of the banner ads mentioned above last year that said "Wanna see more photos? Click Here" and if pushed people to our IDX. Pretty funny. (grin) It did attract some traffic, but didn't convert as well as I had hoped.
