Default Inspection for condos

Hey y'all

Just wondering if you ever need to do a home inspection for a condo? or is it fine just to go over the minutes.

Always get a home inspection. The price is usually based on square footage, so it will cost less than a typical single family home. Things go wrong with condos the same as with other homes, so why take a chance.

Also check the minutes, rules and regulations, pending litigation etc.

CYA!!! Always advise to get a home inspection - new construction, condos, singles families, whatever!!! You don't want your buyer calling you 6 months from now wondering why the a/c just went out (and you told them it was fine!)

Hi Betty,

When I first started doing real estate I actually received mixed responses on this one so the fact that you were given two right responses in one shot is a testament to the quality of these forums!

A home inspection will cover your bases by shifting the liability from you to the home inspector. Also, find out from the HOA what's covered and what isn't in terms of unit repairs because this can help resolve any of those punch list issues before you send it to the seller (they hate long lists of things to fix so anything you can do to minimize it is a plus!).

I would recommend to have a home inspector not only thoroughly inspect the condo unit, but also do a walkthrough on the facility. Inspectors should look at the facility roof, heating and cooling plants, pool equipment, heated garage, etc. By walking through the facility you will get a good feel on the condition of the facility. I know 2-3 inspectors who do this for no addtional charge.

Inspection on just the condo unit may show it to be a solid buy, but if the facilities heating plant is on its last legs there is not enough money in the capital improvements budget line item, the condo homeowers will be assessed for any costs to replace.

Also, make sure to check the CC&R's or with the HOA for the type of insurance coverage you have. You're looking for "Through The Wall," not "To The Wall" coverage. If it's "To The Wall" no big deal, you will just want to get a supplemental policy from your insurance agent for your protection.
