What is the best way you have found to farm your area?
I have been in this business for the best 10 years and prices have gone up 10 fold over this time.
Now the market is slowing and I am looking for ideas to set me apart from the crowd.

Pull up the tax info for the mailing addresses and send out custom postcards to get listings. I get 3 - 4 listings for every 500 I send out. Pick a community or two that you like and go after them.

Thank you for that, does this mean putting my mug on a postcard and sending it to five hundred people? What kind of post card do you use, I am looking for some thing differant to set me apart.

When I use to send out mailers I sent post cards that were original concepts. They got the best response because they weren't thrown in the trash as fast all the time with all the other junk mail.

As I'm sure you have gotten the idea, alot of people here are serious about driving business through the internet. Have you considered building up your site to attract more visitors and eventually more business that way? The web just isn't the wave of the future. It's here!

I get very few listings from my website but 95% of my sales through it.
Most of our listings come from a mix of word of mouth, yard signs, postcards and people we meet at our open houses.

Not just your mug on the card.

I use a mix of homes I've sold in the neighborhood, current homes for sale in the neighborhood, why I am great and things like that as well as a small picture in the corner of my wife and I

I'm pretty good with art programs and photography but you may be able to find a starving artist who works for beer.

The last two artists I hired were under the age of 20 and were happy to get $50 for $1000 worth of work.

Who needs listings? I need listings. Listings work for you while you are on vacation, sleeping, at the bar etc....

Sleeping at the bar? Oh wait, there was a comma there

One thing that really caught my eye recently was a very nice flyer that had some tips on how to improve the sale value of my home, I mean who doesn't want their house to be worth more right?

Provide some costs, and some people qualified to do the work in your area, then provide how much it "should" (With a disclaimer that it is a range) increase the value of your home. Using phrases like "Can increase the value of your home up to X"

If you tell me to put in a built in vacuum and it costs me $600 and will make my house worth $2000 more on sale I will likely do it (Especially because that would be handy to have in the first place)

Then at the end of the flyer, a bit of "If you would like even more great ideas, or have been thinking about finding out what your home is worth, give me "John Realtor" a call - I would be happy to consult with you, on your schedule and at no cost to you.

Something like that

I was totally kidding. We all want listings. And from what I can tell the 'Net is a bit better at getting folks buyer leads than seller leads, so I like your strong non-Internet approach to get that side.
