Just curious to know if anyone attends these or holds them?
I've held a few but it never sold a house. It is however a good way to get to know some of the local agents. In our market the majority of them are held on Wednesdays after the weekly sales meetings. Does anyone have any opinions on them pro or con?

Tuesday and Wednesday here.. yes, I hold brokers opens. All about exposure.

Every Wednesday 9:30 am - 1:30 pm after we all meet to pitch the properties at 8:00 am. We always offer a catered lunch and we will get anywhere from 40-60 agents through. Great exposure and makes a seller very happy.

At first when I was a broke and hungry agent, it was a good way to get a nice free lunch, as many of the agents would serve some great food. Later it became a good way to network. When I held one myself, I always asked for agents' feedback on the back of their card about the price. This helped if the listing was overpriced.

My goal is to bring in at least 100 agents on my own Broker Tours. Shrimp from Costco does the trick as well as my sparkling personality
Everytime, one of these agents ended up selling the home. I am religious about touring other listings. I need to have the pulse, see the competition and prefer to not rely upon MLS remarks. This is also a tremendous opportunity for networking and getting the buzz on any given properties. |

Ours are held Tuesday thru Friday and I go to support agents and to learn about the inventory. The free lunch isn't bad either.

On the topic of Broker Tours, one of the things that is becoming an issue in my area is the "lock-box tour". There is no agent hosting, no food, rarely a flyer or anything else. It's a let yourself in the door and throw your business card on the counter, thing.
If the listing agent can't be bothered to market the listing to its peers, they don't deserve the listing, in my book. I do realize that different areas have different customs and I do not mean to step on toes, if this is the custom in your area. |

Free food and cash giveaways. I won $300 on the very first brokers open tour I went on. Around here cash giveaways are pretty common. Tomorrow we have an agent advertising a chance to win $500 cash if you visit 6 different homes and drop a business card at each.
