I build a site for a fellow broker - landed at #4 on MSN. A month later dropped to #30...#40. I heard that new sites can get indexed at the top but quickly drop.

Ok, I will take your lead as I see you are #1 on Google for your area.

I think what you want to do is install something like a wordpress blog that sits underneath your domain. Make it produce static HTML for your posts and include them in your sitemap. That way, when you blog, it looks like you're adding pages to your site - I.E. new content. Of course it can't hurt to blog from another site and link your pages to aid in indexing and build externals.

Im not sure there is any rhyme or reason for what MSN does!

It seems that MSN puts more weight on onpage optimization like page title, description, etc. and links. Building links quickly at early stage may help.

MSN likes clean coded websites.
MSN likes new relevant content MSN likes fresh content added as often as possible MSN seems to de-value stale or old content MSN loves proper keywords, meta tag (it appears anyway) MSN is useless. I rank #1 for almost everything, and can contribute close to nothing in regards to real clients, prospects, etc. I'll take one keyword in Google at #10 over ten key words in MSN at #1 - any day of the week and twice on Sunday. JMHO

MSN is ok. Only contributes for around 10-15% of total visitors/month. But every visitor counts in the world of real estate.
