we do alot of lease to purchase in texas. we charge 1500 down payment and put them on a 18 month lease. and change 1% for the rent. then we put them in credit repair and work with them for the 18 month so they can buy the house at the appraised value of the home. We also have investors that buy these frm us after we have renter or leasers. it will be easy to sell once some one is in there and paying rent on time. good thing about lease to purchase is they take care of it cause they think they own it.

Wow only 1500 down? I am hearing that $5k - $10K is standard here. What do you mean by charging 1% for the rent. 1% extra?
Then at the end of the term you get an appraisal and that's the selling price? |

Oh the other question was aside from the usual stuff do you advertise these properties on any "rent to own" websites. Looking for a few good ones or places to advertise.

No in my office, when i advertis i get about 1500 call a month. we advertise for credit challenged people. So i dont have to advertise properties. The 1% is of the total payment so if it is 120000 house it would be 1200 a month.

Following a model out of Texas is not going to be your best option. The lease/option is illegal there. I'm sure that what NuHomeSource is doing IS legal, but it will be some sort of variant built to get around the law. You want a straightforward lease/option model. That's why you have the differences. In Texas they cannot collect an "option payment" which is the $5,000 to $10,000 you mentioned.
You might check out l2p.com for some ideas along this line.

yeah ne is right can can get a down payment and not do over 3 years. So we collect a non refundable 1500 and get 1% for rent. we also offer 5% management fees.

Another alternative in some metro's is rental houses dot com...or a similar type of listing service. I'd look at G! See who's getting the exposure and list with them. Listings are usually cheap and the response that REALTORS in our office have gotten has been pretty strong. Eric
