love galveston, we have beach home down street from one of your listings, well it was, hopefully you already sold property off 8 mile rd, we are fixing to place home up for sale and purchase larger property close to beach. Our neighbor just built new condo development but from what I've heard he had many cancellations on contracts with recent mortgage fallout and surplus in builder inventory. Galveston in my opinon is always a great place to invest. recently made top 10 vacation getway in life mag.
I also work with Al coker here in Dallas who just built palisades palms, how is construction coming along, have you driven by E. beach recently. We almost bought in during pre construction but couldn't find extra dollars to free up for investment at the time.

Yes... Its good to hear from someone else who loves Galveston. Yes I will have a few listings in Palisade palms when it gets completed- very soon. It will be a leap forward for Galveston. I thinks Galveston is still priced right... and we are staying busy... How is Dallas?

dallas is doing great, I've noticed a steady increase here lately. For past few months, I've had anywhere from 10-20 new users sign up/day to search for properties which tells me buyer confidence is coming back. Rental market is very strong as well. New construction has taken a hit here, properties are still moving, but builders are having to reduce significantly to lure buyers in. Pre owned market seems to be hurting as a result, DOM has increased significantly for homes in developing areas next to new construction.

Jason and myself were looking for other avenues to advertise our vacation rental business. What type of marketing or avenue is popular in Dallas right now? Does Dallas have anytime of strong travel agency or vacation magazine local to that area? any info is appreciated.... Also the Clear Lake market is strong and still has fantastic waterfront prices considering the location to Houston..If you have anyone moving to the Clear Lake area I would be happy to do a referral with you. The off season here has been busier than ever before.. for us but some agents are starving...I think the overflow of leads has stopped for the part timers but the companies that stay in front of people seem to be doing well.. Are you finding this to be true in Dallas?

internet of course is one of the best avenues, I'm not aware of any major travel agency or vacation magazines, but will keep my eye out for you. I myself just subscribe to the islander.
I'm still getting a high volume of leads in this last month. I'm averaging around 20-40/day between rentals, new web users, requested showings, call ins, etc, so far today there were 15 rental leads and around 12 new users sign up to search properties. I've been interviewing agents in the past several months and most of the mentioned reason they were looking for other work was slow down in market. They are all agents from either 100% brokerages or traditional type brokers such as ebby, remax, etc. that do not provide leads to their agents besides sitting around the phone. I've even had a couple of readyrealestate agents contact me. I agree this 4th quarter has been busier than last for me as well
