How are insurance rates there after the hurricane panic of '05?

They are the same for me on my house... our condo's insurnace did go up a little but not much. Most of Galveston is protected by our seawall which has protected us from about 5 hurricanes now...Flood insurance on a $200,000 house behind the seawall is about $265/yr.

Galveston has a new beach condo complex with great buys... it just launched and its a great time to get in. They start in the 150's... if thats too much we have beach condos in the 60k range. Of course we also have luxury beachfront condos for 1,000,000+... but Galveston has a great vacation rental market helping to drive the condo sales... just let me know if you know anyone who might be lookng to buy and I will help them...

I just listed a great new Development in Galveston... it has 6 homes from 650k-1.3M and are from 2800sqft to 5200sqft. The homes are bayfront and each home has an elevator. The neigborhood is gated and has a pool, fishing pier, and boat slips(for 40+boats). Visit the website if you have anyone who ight want one of these ready to go homes... Each one is capable of renting out for between 60k-100k/yr from short term vacation rentals. two of these homes are also ready to rent if you want to try before you buy!

Galveston has a new condo called "the club of the isle" that is very nice and they are willing to work with investors...

I just closed two more condos at the club of the Isle condos in Galveston... they were both great buys and will make great rentals (2-5k/m)

I have just sold a new beachfront 3/2 for 399k... what a deal. Original list price: 625k. This is a great time to buy Galveston real estate

Yes I agree as we have discussed. The economy is still thriving but people are holding onto their money because of the unknown. This is typically when the intellegent ones buy up the properties from the nervous people and build future wealth.
