Default Recommend Real Estate investing resources

Can anyone recommend good courses/books/tapes/etc for real estate investing? I was considering getting the carleton sheets no down payment course, any thoughts on this and similar programs?

Ryan- In you are intrested in learning about investing, I would suggest getting your real estate lic. and take continuing education courses on investing.

I know for certain that it works for the people that produce those programs... they sell tons of them

Yeah.. like Rich said the only one making money is Carleton or Tony Little does't he sell how to programs also LOL. I'll give you some examples.. There is over 10,000 realtors in minnesota.. The way to get a good deal is to be ontop of the game and know your market. In Minnesota we are starting to see alot with mold in houses, there are no deals in mold...only mold problems that follow with mold law suites. What you are trying to do is buy property that with no money down and sell teh following week and make 20,000 thousand. Same idea on buying sezied property or cars or boats.. If you were the only one at the auction... you would get a deal, but everyone is wanting to get rich over night.. Best way If your wanting to learn is to write loans and sell real estate.... There are loans out there where the buyer can have the worst credit and get into a house with little or nothing down and when I say little I'm talking $600 dolllars, then follow it up with the real estate sale. Loan on 185,000 house you can make $3,000 to $7,000 depending on yield spread orig fee etc. Then take the real estate commsion 2.7% $5000. So your making $8-12+ and all you have to to is find a renter. Thats my thoughts

excellent post! that helped alot. I have 1 questions though, is there a licence or some kind of credential you need to have in order to write loans?

Not in my Minnesota you pay a fee $800.. I'm not sure in Arizona.. Someone in the forum must know...
