Default Question about the Title tag

Hello everybody,
I have a question regarding the Title tag.

From your experience, which one produces more traffic and visitors?

city state real estate

or

city real estate

The reason why asking is, for 'city real estate', I rank very well, mostly on first or second page of Google, but for 'city state real estate' I'm on pages 10 and above.

Which one is better to concentrate on? I just redesigned my site and was wondering which way to go.

Thanks in advance.

The best title will be something that sums up the description and keywords of your site.

If I understand correctly, I think you are making the assumption that your rankings are strongly correlated to your title tags. Your title tags should describe youe website to your user for what your website is about. If you are ranking higher for one term than the other and you believe that you might want to concentrate on the other term there are a few places you can go to check which terms are used more frequently by consumers. Let me see if I can find it....here it is

http://www.digitalpoint.com/tools/suggestion/

You can check to see which KW users are searching by. It's not 100% accurate, but, it might help. Once you determine which keyword you would rather shoot for, you might try using it as the anchor text in your incoming links. As far as which is better for your title, since they are essentially the same go with the one you are trying to rank for.

At least that's what I would do.

One more caveat - before you take any SEO advice from me, get at least one other persons opinion first.

Thank you all for your feedback, but perhaps I wasn't clear enough when I asked the question. What makes you choose 'city state real estate' over 'city real estate' and vice versa. I see some agents use one variation and some agents use the other variation.

I also tried using the digitalpoint site, but it requires a Google API key, which Google doesn't provide anymore.

Russell-

for what its worth, I use city real estate because I've found that in Google Adwords there are always more searches for city real estate than for city state real estate. In my area. Yours may be different. Which provides higher quality traffic is the $64,000 question!

Russell,

If your city is one that could be in multiple state then probably the state. If it is unique like Eau Claire Real Estate that is in Wis. Tucson Real Estate is in AZ, But Vail Real Estate, that is probably CO. But there is a Vail AZ as well.

I would only use the state for clarification of location if needed.

Try to work both. Probably more competition for city real estate, but if you rank for that you will probably rank for city state real estate.

Thanks guys. That's the response I was looking for.

Here's what I have:

newtown pa real estate (Google rank: 140)
newtown real estate (Google rank: 31)

yardley pa real estate (Google rank: 100)
yardley real estate (Google rank: 18)

langhorne pa real estate (Google rank: 79)
langhorne real estate (Google rank: 12)

Seems like it's much easier to rank better when not using 'state' inside the keyphrase. I just wanted to get your suggestion and advice.

Thanks
