I am sure you will have lots to add.

Over the last 2.5 years I was involved in 6 pre-foreclosures or foreclosures. 4 of them I purchased myself, 3 through sheriff's sale, 1 I purchased from the former home owner just days before it was to be sold at sheriff's sale, and 2 of them I took as listings and found buyers for, since most agents don't seem to want to show distressed properties. At least that was my impression, considering that the homes did not really get shown by other agents though both got offers from another agent sight UN seen. Neither of his offers was close to the offers from the buyers I was able to find though.

In both cases where I found the buyers for my listing which were close or going into foreclosure, the buyer was able to fix up the property nicely and then re-sell/flip it for a nice profit.

I am sure we all could benefit from your expertise here.
