I just wanted to report that I market to about 1000 homes every 2 weeks, well that has actually been slipping to about every 3 weeks since march, but I will step it up again soon.
Anyway the point of this post. There have been 10 people that I identified as having a higher liklyhood of wanting to sell their homes, Normally I would visit each one of them and I did that with a few of them, but more than half it turned out live out of state. Anyway I started mailing all of them every week and some weeks I managed to get 2 mailings out to them. 8 weeks in and I have been called by 2 of them. To me it just shows that getting in front of them any way you can and staying in front of them has benefit. Jim

I really need to kick in my direct mail marketing already - the internet has brought me plenty of buyers but the leverage is in the listings.

And I really need to kick in the Internet marketing, have 2 listings currently and 2 more coming. Now if I could have 5 more coming that would be good as well though. I still would like to have a few more active buyers since it is more a buyers market right now and it would be nice to be working that side of the market. It seems that mail marketing is a very good way to reach the home sellers, especially the older ones who even though they use the Internet have not thought of using it to find a good realtor to sell their home. Even younger home owners seem to equate success with the agent who is getting the most high quality mailers to their door. If you can get your sign in the neighborhood on top of all those mailers, you have a good shot at more listings there, and it all builds and builds. Go Steve Go. Jim

Do you use the KW promanage 12 direct series? Quantum mail prints and mails them for like .45 a pop, isn't it? My only downfall to implementing this is that I will start it up, then skip a month here and there, and I know that in order for a 12 direct marketing campaign to a neighborhood to be effective it has to be consistent.
Thus why I'm only going to invest in direct mail until I have the money for a full year of mailers, then set it aside and hold it accountable. The month by month way I was doing it before didn't work for me at all. Thanks for the encouragement. ![]()

I don't use it right now. I have 5 different somewhat standard post-cards that I purchased in lots of 5000 each I mail them when I have nothing else to send out, otherwise, each month I do "The Morris Township Real Estate News Letter" Also I send out Just Listed Letters as well. You should do what you know you will be able to keep up. Also you should get started now. Even if you can only afford to do 200 homes right now do 200 homes right now. Add more as you can afford it. It is a numbers game not just with how many people you mail to, but how many times you get your mailings to them. Look at my posts, you will find one that gives a good guide for selecting a neighborhood to mail too. I will see If I can find it and post the link here. Jim

Yes, when I first set it up I usually take out the addresses that have sold in the last 6 months, but later on I add them in. I just feel kind of strange sending marketing materials to them when they have just moved into their home. Also I go though and remove any Realtors that I know of. If there were any expireds in there, or with drawn listings, I make sure that for the first 8 weeks they get something every week. then they drop back to every 2 weeks like everyone else in the neighborhood.
