I was curious if any realtors had incorporated "talking house" into their marketing strategies? Seems like a good tool to me and of course I like any technology or tool that I can buy outright and not pay monthly fees for. I bought this and plan to incorporate it soon, and just wanted to know if anyone has any opinions on it; preferably those of someone who has used it.

Don't look at a short term savings as a long term benefit. Call capture is definately the best way to go. Just try one some time at a listing you come across and watch how fast your phone will start ringing with the listing agent on the other end of the line.

I agree The 800 call capture is much more of a benefit to you the agent, and on top of that it does not matter if they are blocking their number and info you still get it because it is a 800 number and supposedly you are paying for the call.
When I used it about 80% of the time the people called from a cell phone so did not get name and address but 100% of the time got Phone number. Interesting things was when I would follow up with the people about 50% of the time the people would forcefully deny that they had called a 800 number for info about 123 Main street in Morristown NJ 07960. It was kind of funny. Then I would kind of play with them a little and say something like "Are you sure, it was a 800 number which records accurate info 100% of the time, If you were just curious about it you can just say so, it is not like I can force you to buy something." People were so jumpy about my being able to call them back even though they had a blocked cell number. On the hand, anyone from NJ know of Mortgage broker who is using this technology. I have not found any myself, and my budget is stretched right now. Jim

I have used Talking House (many, many years ago) and they can be a great listing tool. That's about it. They're not much better than a for sale sign and a brochure box with a flyer that has your info on it. In fact, I used them to entice people to get out of their cars to go pick up my flyer so they'd have my contact info in front of them. So many people travel without pen & paper.
They can set you apart from the rest of the flock that don't use them. Also, the sellers can actually see cars stopping and they know people are tuning in to hear the Talking House. So it's marketing that sellers can actually see happening - although when the brochure box keeps getting empty they're assuming potential buyers are taking them, even though we know sometimes the local kids steal them. I also had the 800 number call capture system and it is so time consuming going through all those numbers with so many of them acting like James wrote. I never had anyone deny making the call but most just aren't really interested. I'd rather spend my time sifting through web prospects.
