maybe a dumb question as I am not a realtor, but isnt 25% referral standard and mandatory? I have never heard of anyone ever not paying 25% - or did I miss the rules on this one - is it mandatory, or at the realtors discretion?

My office has a contract for 25% if it's with another office of the same main company... other then that.. it's what ever you decide/ agree on between brokers before the deal....

Hello There
I Just Got My License And I Work For A New Home Developer. I Want To Break Into Resale, But A Little Nervous. I Called A Couple Of Referral Companies Wanting To Get On Their List (in The Future), And I Wanted To Know If It Was Normal To Charge A Start Up Fee. One Company Charges 1500 To Start, 100 Leads Guaranteed And Does Not Take A Referral Fee During The First 6 Months. After That, Its A 20% Referral Fee. Can Someone Tell Me If That Sounds Right, And Is Joining A Referral Team (organization) Smart Business. Thanks So Much! |

There are a lot of agents taht are willing to give 30-35%. This shows me that they can't get enough business on their own so I will not send them my referrals. After a point there is no way for a deal to be worth doing and I think that 25% is really pushing it. I give 20-25% based on how strong of a deal it is.
If you give up 25% off the top for an referral fee then 30% to the office, then 35% for taxes what are you really left with? $10000 ($400k buyer) turns into $3412.50 and that would be a good size buyer in my area. Plus many have more going to the office and some are in a higher tax bracket. That same $10k would end up being only $2957.50 if you had given a 35% referral fee. Not really worth it when you factor in all your expenses and liabilties.
