Default Out of pocket expenses

What are your top 3 largest out of pocket expenses that your brokerage does not pick up or reimburse you for?

Purchasing Yard Signs and Open House Signs
Purchasing Marketing Materials
Doing Mailings every 2 weeks


but then I am at a 100% commission split. Still a better deal.

This is where a nice small brokerage has its advantages. My broker pays for all signs, stamps for mailings, 1000 business cards w/ a professional photo, electronic lock boxes and half of my MLS fees. The only fees I pay for are my Realtor dues and local marketing. What is a 100% commission split? Is that another way of saying that you don't have to pay any fees out of your commission? Currently I am at 50/50 on out of house and 35% of full commission on in house transactions. So if you sell your own listing you get 70%. Not too bad.

100% of commission means that. If say I have a 600K listing that sells with a 2.5% commission that means I make ruffly 15K, now there are some fees such as mls, e&o and such but they add up to about nothing. Example works the same on the buyers side, and works the same if the lead happened to come from the office or where ever.

I do pay 35K out of my commissions per year, at a 70/30 split until that is paid but once that is paid the it is 100/0 split.

That is where not being with a small brokerage has its advantages.

Possibly I will right a blog on how it works, since there is lots of confusion on it, and the other Real Estate Companies keep telling their agents that they have to pay 35K up front out of their pockets. Their way of trying to scare their better agents out of switching brokerages. It does not seem to be working well though as my office is now up to 85 agents, almost all of them were mid level to top producers at the other companies.

Perhaps the BEST way to look at this is NOT "What are your biggest out of pocket expenses"...but rather "What are the things that you put out the most for and get the least return?"

My vote would be inventory advertising (not branding stuff-) in the Newspapers...

Car is becoming one of them with gas prices the way they are. My wife and I cover 5000 miles a month between the two of us @ .40 per mile we spend $2000 per month on rides. That is hard to believe isn't it. Wayne

I don't know what sort of car you drive.. but you might consider changing.

For every penny of gas I use, I go 0.07 miles. That's 7 miles every dollar. Then again, I get around 20 mpg

It might benefit you to change cars, since it's such a big expense. I spend around $4056 on gas, a year. o.O So 2k a month is bad. You want a hybrid, so that short around town gas isn't used so much.

For reference, I have a puny Elantra, great mpg though.

I hate to break it to you but there are other expenses in your car other than gas. Car payment and/or depreciation on the vehicle, oil changes, repairs, insurance, tires, etc. and you can't have a piece of junk car and sell a lot of Real Estate. Wayne
