Hi there,
I am trying to figure out some good ways to get rental listings. I am in Florida. On our county website, the owner's address is listed. If I could get a database of this information, it would be great (especially for free - which I am sure is possible somehow). I'm looking to get a mass list of owners and owner's addresses of all properties in a given zip code for example. And then, I could do a direct mail campaign to owners in a certain zip code, etc. Anyone have any ideas? Thanks! |

We tried to do this when we first started and had zero luck with it (there's a post on this topic buried deep somewhere here).
We had to go to the apartment complexes and write down the apartment numbers from the main mailboxes (doesn't take as much time as you might think). If you wanted to purchase a list you could also do that as there are several companies that sell this information. Another idea given us was the Title/Escrow companies might have a list, we struck out here also. Good luck.

You're going to need to offer full property mgt services to get the listings. Good property managers are very rare (at least in my part of the world) so it should be relatively easy to earn a good amount of business. I would begin by putting together your mgt package - your services & fees. Once you have that, put together a really solid website & a great presentation. Then, you can contact the owners, direct them to your website, & ask for some time to give the presentation. Once you get a few properties, if you provide great service, it will snowball from there - investors run in tight circles & love referring quality vendors.
One thing - I would focus more on making phone calls than sending out mailers. I think you'll get a lot further with calls. And finally, most Realtors (myself included) hate property management & don't offer the services. If you're willing to sign a non-compete (basically that you won't try to sell or list any investor an agent sends you) - you can get a lot of referrals from Realtors.

I was thinking about doing the same thing - sending a "why rent when you can own" kind of mailing to some rental communities. My office has some property managers too, maybe they have some kind of database.

No I mean rentals to send a mailing to that they should buy in this super cheap market!

It's a lot cheaper to find a flier delivery service. Then you don't need the mailing addresses, you just point them to an apartment complex and say "deliver."

There are companies out there that sell the rental lists,We bought one before, if I find the company name I will post it. I really don't think you will get any for free.

I like the idea of going to the Apartment complexes and delivering your flier directly or having some kid do it for you if you are to busy. I was thinking of doing the same thing once I have my IDX up.
Make up Fliers saying something like, Why rent when you can own, See all the homes availible at www. .com and you don't even have to talk to a Realtor until you are ready. Something like that anyway, Hit them once a month for like 6 months then evaluate if it is having any impact. I would imagine if people are direct typing your address in you will be able to tell that they did not come from google or any other SE. What do people think of that IDEA????
