Default Need to disclose relationship to seller?

Quick question all: My dad is selling his house with another brokerage. If I bring a buyer to them am I obligated to disclose my relationship with my buyer? I would tell them anyway but I'm wondering from a legal point of view.

In Georgia you are legally required to disclose any relationship to either party.

Whoa, I'm so deleting my post then. I've never been there, was just using my intuition, I'm probably wrong though

Be careful. You are teetering on dual agency. If you don't want to get sued down the road from this buyer, disclose any relationship to the buyer that might create a dual agency relationship. Consult with your Broker if you are not sure. No one ever got sued for disclosing.

I plan on checking with my broker later, and like I mentioned, it would have been disclosed anyway. How would a dual agency enter into it if I have nothing to do with the selling agent or their brokerage?

Hmm, i would talk to your broker on this one. Just as a side question, why is your dad selling his home with a different broker?

Haha should have cleared that up sooner (forgot) but I just recently got my RE license and he had already listed his house a couple months prior. Now a few months and two price drops later, he has decided to list with me when his agreement expires in the near future (if it doesn't sell before then).

When you find yourself asking if you should disclose something, always better to disclose. My Golden Rule

In South Carolina you are required to disclose that relationship. I agree with BC, you don't want something like that coming back and haunting you later.

We need to disclose that up here in Canada(BC). Your dad should get an unconditional release on his contract and relist with you.
