Default Competing Broker/Owners

I am considering a brokerage to hang my license with but I have 2 concerns. 1) The Broker/owner has his own team, which includes his wife the office manager. 2) Neither one has more than 3-5 years experience. If anyone has had experience working for competing broker/owner(s) especially a husband/wife or family member team and/or experience working for a relatively inexperienced broker/owner; I'd love to hear your thoughts!

I don't have any experience with these types of situations but IMHO, there seems to be an inherent conflict of interest when working for a competing broker or manager. Especially if they're targeting clients in the same area as their agents.

If they're relatively inexperienced AND family, it just seems too easy for them to take whatever leads they want, which come thru the office via walk-ins & call-ins. However, if they're experienced and making their working with family members, their own SOI and referrals, it would not concern me as much.

The last brokerage I worked at, a Re/Max office the 2 broker owners were also active agents. There did not seem to be a conflict of interest involved with it. If anything, the broker was more than a little conservative on the whole situation. An example being I had a client who I wrote a offer on a listing of my brokers for. My broker also had a client who he wrote a offer on the property as a duel agent. because of that, the broker and I agreed to have another agent in the office present both offers to the seller with the agent info of the offers blackened out so as to exclude any possibility of bias to one or the other.

The net result was that my client got the house, and the only difference between the offers was that my offer did not ask to do a radon test of the house. A very small difference in a area, known not to have radon issues.

It is a individual thing though, if you are worried about it, likely that office is not for you.

i compete with all my agents, Most of the time i outsell them 10 to 1 also. But my leads are in a rotation and i get what comes to me. I just mastered internet leads

There is potential for issues, but as long as the rules are clear, and followed, I wouldn't reject the idea. My broker/owner has his own leads team, and all leads that come in to the office go to whoever on his team is "on duty" at the time, except that we get all buyer calls on our own listings, and can work them ourselves or assign them to our own team members as we wish. That's fair because the broker/owner pays for all office advertising and runs his own PPC campaigns and web site, competing in some of the same areas I do. His leads team splits those commissions 50/50 with the broker. They have regular assigned morning or afternoon "duty" shifts when they must be at the duty desk, which those of us not on his leads team do not have to do, and are not allowed to do. For leads we generate ourselves, including members of his leads team, we keep 100% of the commissions. We are also responsible for costs of advertising our own listings. This is a different arrangement from most offices, which tend to have a single commission plan for all associates and all situations, but it seems to work well for us, since there is a strong incentive - 100% commissions - to generate our own leads, and still a way for newer agents to build their experience and income by working on the broker's leads team, without all of the up front lead generation costs that can bury a newbie agent.

RUN!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Its not so much that you have a competing broker. Its that he has a team with the office manager ect all being part of that team. If they are honest its not a problem if they arent then you could have some major issues. Like I said before, RUN!
