Default Rental Property

A lot of my seller clients ask me if I handle rentals. Right now I don't but I am thinking about taking a few on. I am not going to handle the property management duties because I don't want that headache. I am just going to place a renter in there and move on. Other than reading up on state laws, does anybody have any suggestions or experiences that would help me out? I would appreciate it.

WE DO handle property management. You want to be very careful about checking out a prospective tenant. It sounds to me as if, if you put a tenant in there who turns bad after you've "moved on" that the Owner could get very upset at you. My husband always says: if someone is pleased with what you did they may tell a few people, but if they are displeased they will tell EVERYBODY. Is it really worth it?

Of course I would check references, credit history, current living situation, etc. As far as property management goes, I just meant I don't want to deal with the late night calls because the fridge isn't working. I get a qualified renter who the property owner is happy with and the owner handles the property management.
