Default Open House Visitors..

Hey guys, I've been hearing a few conflicting opinions on what to do with visitors to your open house. One agent I spoke with said he asks the visitor, for security reasons, to show his driver's license to him. Many agents do nothing in terms of verifying a prospect.

How do all of you "challenge" your visitors?

Very simple. I have a guest register.

I ask, "The seller of this home has asked that all visitors sign in for security reasons."

You will also want to fill in the first blank with a dummy contact so the visitors are more likely to fill out all the information.

It works.

Sorry for the late response, held 4 open houses this past weekend and it went well. For a little trial and error I filled out the first line for 3 of the 4 sign-in books with a dummy contact and sure enough, the one I didn't fill the first line out for had several people who left things blank or incomplete.

It's not just so people think they were ahead. If they see someone filled in everything, they will most likely too. Most people look for an example.

i think that's the perfect strategy, asking for I.D might make them feel unconfirtable.

If an agent does ask for an ID, then they better make sure they ask everyone for the same ID or they could end up with some problems! It seems too extreme to me. Do they just look at it and say OK, or do they write down information? If I was a customer I think I would say no thanks and walk right back out.

The dummy contact info is a great idea. They don't feel like they are the only ones that are willing to give up their info!

Yup, we used to put in my dad's information as the first "visitor".

Was a running joke that my dad always supported my business by attending every open house we have had.

What info do you ask for? On my sign in sheets I just asked for a first & last name, email addy, and phone #. What do you get?
