mortgages for people with bad credit, bad credit mortgage and IVA mortgage

Pre-qualification or Pre-approval is nesessary or I am not showing any houses, way way to many time wasters out there who want to look at houses but no mortgage company in the world would lend to them. I had someone last year who I reluctantly worked with, his Father and Grand Father were both co signing for him. On his own his credit score was like 477. In the end everything fell apart, lots of time wasted, sellers agent very very upset with me. All told not worth it at all.
