having some money for deposit is a good start, it also helps if your credit rating is good, the rest you can learn from your bank advisor!

Step 2. Find a competent Realtor face-to-face. There is too much to learn from ground zero when it comes to real estate. Forums are great for specific questions (and we would love for you to ask us), but your needs will be better served by a professional in your area. Good luck to you.

Get pre-qualified first.Check how much payment you can afford every month and add taxes and insurances + extra for surprise repairs or renovations. Do your home work with the help of a professional Realtor you feel comfortable working with and whom you trust and ask for a market analysis, compare homes.Shop around for the best mortgage lender with low or no penalty if you sell your home early, look for no extra points and "crazy" extra fees.

You might consider letting your Realtor help you with choosing a mortgage lender. They usually have experience in this area, and they might be able to keep you from making mistakes. At any rate, it is best to get pre-qualified before you begin looking at homes.
