another approach says:

town 1 | town 2 | town 3 |town 4 | town 5 | Real Estate, homes for sale, home buying, Realtor, expert advice, Realtor, New Jersey

what is the best way to do this so as to get the most positive attention from the Search Engines as to placing you in the right categories and as competitively as possible?

I would do go after one town {real estate} at a time. Try and focus on one area in each title tag to show your listing pages as relevant to the search as possible.

I agree with kelsheikh. Page titles should always be unique to each individual page and represent a capsule of the actual content. Don't ever use pipes, commas or periods. They are just stumbling blocks for robots -- as is everything non-alphanumeric. Never repeat a word twice in any title.

The Golden Rule of Maximum Repetition for meta tags is once in the title, twice in the description and thrice for the keywords.

Because dynamic sites are now the rule instead of the exception, Google pays particular attention to page titles and how they match the content. More so than descriptions and far more than keywords which can be easily spammed.

That is what I've been doing as well, but I also see lots of well ranking pages with long titles and many cities in them.
I think it depends a lot on your content. If your content is relevant to the title tags, my guess would be that a long title can help you to some degree.
But I also think that the main focus should always be on getting the hardest and highest traffic term out there.

Problem with the approach being recommended is that each of the towns is about 10,000 people and each town is averaging between 4 and 30 searches per day for the most popular real estate term. That is why I asked the way I did. I don't have a houston or Atlanta, or Chicago, or a Denver to call out. Closest large citys to me are Newark (Nobody who looks for homes in my area wants that) and New York City (Same thing).

Well the best way to get on a search for 'Morristown NJ real estate' is to target it. You have to prove to google that your relevant to that search. If you wanted to rank for a term like that you have to design around the term. That would mean you would have an individual page just for 'Morristown NJ ' with its own title {Morristown NJ real estate or homes or whatever}, its own content, links, etc. You wont be able to get on a search for a term like that if you targeting all the towns together. Relevancy is everything when it comes to search engines. I would first think of my one huge search term to focus on for my site then link or branch off to each towns content page individually. This way you go after your big search on the homepage while hitting all other search terms on different pages.

As for the amount of people in the town, i wouldnt limit myself to that because it seems as if your excluding the possible people willing to move to those towns. The internet has global reach. Target your searches individually and you will get eventually get traffic.

Organize and optimize it as you would a directory. Keep all the titles short, unique and concise. Alter all description metas and graphic alt and title tags to fit each, individual page.

Interlock the whole works with a good navigation system that lets people go anywhere from anywhere.

Do that and you'll be able to powerfully compete in ALL the areas you serve. Just tweaking a title here and there won't get you any traction.

Why yes that is what I want, just kidding.

I want to understand the best way to optimize for 6 or 7 of the towns that I work without having to create seperate home pages for each one. Others manage to do it.
