I'll have to let you know!! I just put my MLS up and i'll see how it goes. I'll be reading my logs and compare that to the phone calls.

If your IDX is like many (including mine), the information fields are limited. In a frame on the same IDX search page, I have a form with boxes to enter the MLS numbers of properties of interest. I promise a much more detailed information report for the listings. This is the detail sheet from our MLS. The must submit the form with their email address. I then create the full detail MLS report for the listings and email it out. I then put them into TopProducer and they get a series of emails pointing out other areas of my site and services I offer over the web.

It covers 5 factors: 1.) How well does your site develop a sense of trust with visitors in the first 7 seconds? 2.) What does your competition have and how quickly can your site’s visitors click the back button and find a competitor? 3.) How are you marketing the site? 4.) How do you plan to handle your leads? 5.) Does your MLS/Association actually have a VOW policy and offer true VOW data?

LOL on the double end. Depending on your clients you may want to have both. If I have a new site, zero PR, we run PPC's until they bubble up naturally. Always have a sign in then. If you have been in the business for a long time, and want to service your referral base, then perhaps no sign in. I work heavy in the San Diego market which is very technologically savvy. Some of these agents are extremely evolved and use sign in. Depending on the IDX, there are teasers before the actual sign in. Some require that you provide an actual email in order to retrieve data. My thoughts are have um' sign in!!! I also have clients where the boards are closed and you are pretty much pooched unless you use realtor.com or contact the agent.
Agents - I like to see you have the mindset that you are paying alot of money for this free service. Either you have a driveby site or you have a lead generation site. It's your choice. |
