Good Morning All....
Just wondering what approaches you all use to Market expireds? I've tried the usual letters but with absolutely ZERO response. I've finally figured out I need to change my approach and am looking for ideas. What kind of marketing do you do to get expireds to re-list with you versus their old agent? How do you track down phone numbers for these expireds and avoid the Do Not Call Registry problem? Thanks for any ideas!

It's the same old story... don't feel bad. Many agents go down the "letters" route just to discover how unproductive it is with expireds. Why? Because in many areas expireds get from 20 to 50 letters in just a couple of days! So it doesn't even matter how good YOUR letter is (and believe me, I tried to perfect my letter for years), it will get lost in a big pile of mail. One letter, even a series of letters, no matter how good, is just not enough if you want more than just one occasional fluke listing here and there. To really make expireds a solid part of your business, you need to have a good approach using all three ways of contact: 1. In person 2. Over the phone 3. With mail Plus, you need a whole arsenal of marketing tools, including a good expired package, a resume, interesting and effective variety of direct mail, good scripts, and a good follow up plan. There are various methods to get the phone number (I cover most in detail in the book, including what to do with the dreaded DNC), including title records, using RedX service, and several directories.
