Default Lease with Option to Buy

Is this basically a "waist" of time? I have met a couple of people who want me to find them something to lease with an option to buy - should I be using my time mor wisely - to find customers who are willing to buy straight out?

Probably depends on the price range.

If its a $75,000 property - its probably not a good use of your time.


If its a $5,000,000 one - it probably is a good use of your time.



Determine what your check is going to be - and then determine how many hours of your time its going to take.

Determine your hourly pay rate - is this acceptable to you?

I think it is a waste of time, statistics show that only something like 25% of the people actually buy the property that they lease option.

I think if you can do it it isn't a waste of time. I have clients that started 20 years ago in 89K house who have bought and sold 4 times and ended up in 650K. I have people I advised to keep their house and add a room who have referred people to me every year. If you are so busy you don't have the time then don't do it, otherwise go for it.
