I'm rather new in the real estate field and recently purchased some materials from those self-proclaimed "marketing gurus" offering advice on our industry. After going through the materials, it feels like I'm supposed to set all these baits and traps to get leads through mailers and classifieds, getting people to call a voice messaging system and such. Do these gimmicks work? ANyone has any experience with these marketing systems? Thanks a bunch.

I did it for at least 6 months, possibly longer, over 5 yrs. ago. However, I didn't use those "bait & trap" type ads, I just used correctly written ads (ads on my actual listings to make people want to call). I wasn't any more impressed than with the quality of my current Internet leads. Over the years I've seen others use similar approaches so I don't think those types of ads work as well as they might have (in the past)" because people have become used to them & know better.

However, I was thinking of trying it again (the toll-free voice messaging system) & tying it in with my websites. I'm sure just like many promotional practices some work better in certain areas than others do.

judyo...you are right...there are some that work better than others! My suggestion is to work your own network first! Then try a couple of systems that fit for you! Everyone is different and what works in some places won't in others!

Thanks so much for your insight! I moved to Portland not very long ago, so I don't know a lot of people and my network is limited. Plus, I'm new to real estate. That's why I was thinking about those systems as well as the internet to generate leads. Think I'm going to modify and incorporate some of those materials in my web site without feeling like a phony. Fingers crossed!

Rustin, I dealt with another company of a similar nature before. They estimate the click through rate and fix your monthly cost. But it's not nearly as thorough as the description at Whizclick. In fact, I think I'm going to contact them now.
