And do you find them effective at getting more listings in the same neighborhood? Just curious about people's results.

I used to.
I generally don't nowadays - unless its an unusual situation. Since the internet took off, I've found the internet is a far more effective marketing format.

In a community with high demand and a unique home they still work well but mail is expensive these days and the net is almost free.
Also if the demand is high your sign in the window should be enough to make the phone ring.

IMO just listed are not as good as just sold.

If you are going to do just listed you have to do just sold and market updates and interest rate updates and whatever else you can think of. Mailing works if you do it relentlessly and forever.
A one time mailing is a waste of time and money.

Mary and I have not been happy with our newest campaign...NASCAR related postcards. They were unique, cute with cartoon characters of "us", with catchy little taglines indicating our love for racin' and real estate....but...they haven't brought us any business at all, that we can tell! And darned expensive too!

I have never done them but plan to. I think a just listed postcard followed up by a just sold of the same home might get someone interested ,especially if you sold the home really quick.

I do what I call the 10-10-20 rule with newly listed properties. I drop off just listed info to the 10 doors to the right, 10 doors to the left, then the 20 across the street from my listings. I no longer mail them as I find it to be expensive and it seems to be just about as fast to drop them off as it is to go to the post office, wait for our government workers to decide they want to work, buy stamps and mail them.
I also like to do mailings/drop offs to the same group when I sell the home. I am usually pretty bold with these. I like to put things like, "Do you want to SELL your home or just list it? I sell homes! Then have the Just Sold info so they can see what there neighbors sold there home for. (saves me calls from nosy nieghbors) |

Wow, how I wished that advice was readily at hand when I did my mass mailing of emergency data magnets. Yep, once is a complete waste of money. Now it is too late to do any follow up.
