What do you mean by reverse prospecting - is this like giving leads away?

Nah. I am talking about using the MLS system. There is an automatic feature in the MLS to which I am a member.

In fact, the MLS System To Which Im A Member, You Can Search For Any Prospects That Might Fit Your Listing. For Instance, I Have A Listing In The Loca Mls. When I Click On Thereverser Prospects Feature, It Gives Me Like 50 Agents Who Have Set Up A Profile For A Client They Have Who Is Looking For A Home Similar To My Listing.

I use this feature all the time. I have over 15 buyers signed up right now that will buy in the next 60 days.I use that and the other gateway part. It is part of our NETRIS system. The gateway is a great way for customers to look and pick out homes they want to see. It saves me alot of time. customer also think you are doing alot and it is the system that does most of it.

Have you used it, in reverse? To locate other agents' buyers? The way the local MLS is set up where I live, it tells me which agents have a client wanting to buy a similar property. So I am in the process of contacting like 54 agents to let them know that they have registered a client with interests in homes that my home matches . . .

Excuse my ignorance here as we have it in the my local MLS too, but, if I have a buyer looking in a particular area, I'm going to find your listing by doing a search for the properties in that area. Why would I need you to email it to me?

I delete every email I get from another agent that has anything to do with a listing. It has become spam. They come to me from around the world. I don't sell homes in Florida, Detriot....I sell homes in Atlanta and if you have it listed in the MLS, I don't need you to email me a property that I have already sent to my buyer. Am I missing something?

I hate to sound cynical here, but, how will this help me sell your listing or if I am a listing agent, how will this make my listing presentation go better for a potential seller by telling them that I am sending other agents duplicate info that we all already have?

This is one of those areas that I could be convinced of changing my mind on...maybe I am missing something.

Ryan,

I believe he was referencing reverse prospect matching within his own MLS. [At least thats how I read it, and responded.]

So, there shouldn't be an avalanche of emails from Detroit, Florida, Australia, etc within a specific regional MLS.



And the reason you would be annoyed with it, is because you are competent.

Unfortunately, there are quite a few persons "in the business" that aren't (at least in my area).


As an example that happened TODAY:
I called to schedule a showing for a real estate agent's PERSONAL home that she lived in - and she didn't even know it was listed.

(Stop a second.)

(Let that digest.)

(Yes, you read it correct - she did not know her house that SHE listed, and that she was the REALTOR for, and was living in - was listed on the MLS.)




She thought it "expired so she pulled the sign out yesterday" - when in fact, the listing doesn't expire until October 7, 2007.



So, because of those types of persons that are in the business - I use the reverse prospect match within my area MLS if I have a home thats not generating a lot of showings - to try and use a sledge hammer to get their attention to get them to show their clients my listing.
