Default Magazine ADs But what do you say when

When your client asks you to advertise the listing in a particular magazine? With all the talk I have seen on here about how magazine ads are too expensive and not efficient . . . Now my client has asked can I put it in a magazine (an expensive one at that)

Tell them the truth and point them to this forum to backup your statement. Print advertising on something as short term as a real estate listing in no long a cost effecent option.

This is where you have to utilize your expertise and explain to them that you are the real estate marketing person on the team to sell the house (not them) and that you would be willing to do more, but, that this idea would not be an effective use of time, energy or money and provide them with a better solution...

Do you need solutions?

Start with an REW blog. Get one, they are free. Write a featured post, include pictures and a unique description. Publish it.

Run Google adwords that points to their listing on your website. This way you can tell them that their home is being "target marketed" to people searching for homes like theirs. I run them sometimes and it gets showings. Make your ad point to their listing on your website. If you don't have a website, have it point to the listing page on your REW blog. Here is what mine looks like for an idea:

http://www.ryanwardrealestate.com/details.php?mid=1

That is actually on my website, but, if I didn't have a website, I would point it to my REW blog listing, like this:

http://www.realestatewebmasters.com/.../listings/304/

If you don't know how to do adwords on Google, go down to the part of the forum and read and post your questions here. This would be much more effective than a magazine.

The point is that you can't just look at the seller and say "No, I don't want to run an ad". You have to give them a new solution...

Ryan that is an excellent solution. How much money would you allocate to this PPC campaign? The comparable amount as the print ad, more or less?

ummm...it depends on how savvy you are with PPC. It takes some tweaking, but, you should be able to get clicks for $.05 - $.2/each and if you set your campaign and landing page up correctly, you can keep them on your website to search other homes as well so you get more for your money than just advertising a listing.

For anyone new to PPC I really suggest doing an hour of reading in the PPC forum further down the page in this forum.

To answer your question, $2.00/ day can be more than effective. Of course, if this is an expensive home, you may need to use the bigger KW's so you could spend more if you needed to.
