Default Advertising on Craigslist..

What info is required to be in the post, I would think my name , company I work for, Phone #, but do you need to place the MLS# etc in the ad or can you just describe it and give some detail, its a "fix-er-upper" and I'm just looking to maybe find some builders or someone that could do the work and Craigslist seems to be a very popular site for general public. But don't want to tick off all the flaggers on there, Thanks for the help, John.

I don't think the MLS number is required, but I know here in Texas we have to put our brokerage name on the ads.

Alot of people insert a postlet link to the property.

Havent seen alot of MLS info on Craigslist.

As Craigslist allows some HTML mark up in their postings, you'd want to make it look pretty, unless of course you are in the Fort Lauderdale Florida area.. in which case, pure text ads are fine

But I suggest putting a name, whether a REALTOR name or the brokerage name, that's your choice. I recommend giving a number, and using the anon. craiglist email (by signing up for a free account).

I was just on there looking around and i see a lot of people posting the address, I don't think i feel real comfortable with that, i would like to talk to the customer and show it myself, not a big fan of drivebys, but I'm new??so what do i know! but i did see some Postlet thing that looked great, nice layout, i only have the one listing for now, lol, so i feel i need to aggressively promote it, also it looks like maybe a good place to find out of area buyers, since i live in a vacation/second home type of area, thanks for the comments, i will find that postlet template and see how it looks, take care, John.

Also consult your state's advertising requirements for Brokers. Can't go wrong by complying with the rules. In Georgia it isn't that difficult to follow the rules. However, the consequence for violations are severe.

I should be able to find that in the Ma Board of Realtors, is there a specific section that pertains to advertising?

I found the section, shoud cover most of it, now to find the postlet templates, any other good templates for craigslist.

Whether your board requires it or not, I recommend that you disclose that you are a real estate agent.

As a side note, google seems to really love Craigslist. Recently i've noticed that "homes for sale" postings are frequently indexed (and at the top of the SERPS) within 2 hours of posting. Amazing
