First of all, I'm a newbie, so I'm not sure what's "normal". But I've been working w/ my clients (the wife is also my friend) for about 3 months. At first they were not so picky has what they wanted in a house, not they are getting extremely picky. BTW, they're first time homeowners. I have written 4 offers for them, none of been accepted. So, they then deceide to custom build- great! They talk to the builder picked out a lot, etc. The builder calls back on Monday and the lots price changed and other prices have change to the tune of about $10,000. So now, my buyers what out and the builder say the can get out and get their money back. So now, we're back out looking AGAIN!!! I'm sick of showing them homes!!! I have shown them probably close to 100 homes in the last 2months. What do I do??? He just emailed 16 more homes to look go look at! Is this normal?

You run across people like that from time to time, especially friends. If you joke around with them about sending you referralls for life, you may find that these people were so happy with your exraordinary service that they do send you lots of referrals.
Really it depends on what else you have to do. If you don't have other Buyers wanting to look I would probably keep going. You become an expert in the price range in case you find another buyer looking for the same thing.

they seem like a really hard bunch to please, but hang in there.. chances are they'll settle soon.

If are you over the 100 home mark - you need to thin things out.
Tell them to do DRIVE-BYs on each of the homes. Then if they still want to see it, then you will schedule the showing. That should help cut some of the numbers down. Good luck, and stay with it.

Malok beat me to it. When I get clients that have to see everything, I first send them out to do drive bys. I tell them to narrow it down from there. Ususally they come back with much shorter list of like 5-10 homes. That is much more manageable. I also agree that you should use some humor to get the point across that you dont want to show them every house in the market.

Good idea about the drivebys. I also read about this great idea of putting real estate photos on the web. The buyer can see the inside and outside photo of the property and use that to limit thier search.
Not sure were I heard the idea from . I think it may have been for a forum on real estate.

here take a look at this. Sometimes buyers are not as easy as everone thinks at time your really have to be pushy to close the sale. This training helps you to commit and convert the buyer. I bought this training cd help me alot.

Good advice from Dan and Malok. Overall, what you are describing is not all that abnormal. It is simply the real estate business sometimes.
If you feel they are loyal (God willing, they are by now), feel free to send them out to drive around by themselves. Otherwise, I would tough it out and go with them so that they don't meet another agent or find a FSBO.

Drive byes are great. I actually did drive byes a few years ago - when I was a buyer. I wasn't that picky, but my wife certainly was. We home shopped for at least 3 months if not longer. We saw . .. . EVERYTHING!!!. Our agent was very savy in wokring with difficult clients, and we didn't mind doing drive-byes and never once entertained the notion of going with another agent. But our agent was VERY GOOD. I actually wanted him to train me when I got in the business.
