this is a preliminary check to see who is interested in practicing handling objections over the phone for 30 minutes to an hour per week for a few weeks.

it would basically be free training to sharpen skills and pass ideas.

I would like to participate.

I also have a few dozen pages of rebuttals from a real estate campaign that I managed two years ago that could prove to be helpful.

If I may make a suggestion...tape record your calls. Listen to your pitch, tone, rate and duration. Time your pregnant pauses and open ended questions.

Self criticism is the best teacher.

I've been doing telecoaching and role playing with my X-Plus clients. I'd be glad to set up a small group and moderate it if you'd like.

The teleconference is free, other than long distance phone charges (the call center I use has a relay in Iowa - about $0.05 per minute - you can check the rate with your provider).

I record each call and distribute it as MP3.

We can divide the sessions into logical progression:

1. Prospecting objections (phone, expireds, FSBOs, setting up appointments...)

2. Listing objections (pricing, other agent, buy first, list later...)

3. Closing objections (think it over, agent friend, want more...)

4. Misc (how long have you been in real estate, small company...)

What do you think?

That sounds good - some of my agents may be interested. We have a group that role plays here at the office every morning but I can tell everybody is getting tired of talking to the exact same people.

Let me know - it is critical to always be sharpening one's skills.
