I want to do preliminary research on buying or trading income property (apartments). Does anyone know resources to help me find apartments for sale in my area? (Orange county, CA)

Chances are, there are Realtors in your area that specialize in investment type properties. You want someone that is experienced with dealing with them, as opposed to a normal generalized Realtor.

You need to know a few things about the properties before you buy them too. You should find out the % of the development that is rented out, the average rent comps for similar places etc. You want to make sure that if you buy apartments to have them rented out, that now only will you make money back on collecting the rent, but that you will also be able to find a renter in a good amount of time.

A majority of the time, this means buying condos and renting them out as apartments.

So how does one go about finding realtors who specialize in income properties? And how would one go about finding info on the internet? I've done quite a few searches, and finding apartments for sale on the internet is difficult.

I think first make your mnd in which type of Property you going to invets, I mean commercial or residental , as there are lot difference between the two in cost and profits both. First check how much you want to invest and then find a REALTOR.

Usually the best way I have found it to ether know the area real well, and to have been to a lot of door steps, or to hire a Realtors who has. That is how I have purchased the last 5 investment properties that I have done. They were all great investments.

I would definately use an agent that specializes in thiose types of properties. That being said however, I would do preliminary research on my own. You can subscribe to Propertyline.com or LoopNet.com and search commercial listings.

Get familiar with the market before speaking to an agent. Educating yourself as much as possible prior to hiring an agent will save you time as well as help make sure that the agent has your best interests in mind.
