Default Any Creative Incentive Offers- Spec Homes

Hello all,

We are all aware of the market right now. I am currently sitting on two homes (400k range) and was wondering if anyone has a certain incentive idea that they have used that works.

I am looking for something outside the 9 dots. Not the typical contribution towards closing costs, flooring allowance etc.

I am looking to see if anyone has utilized a weekend getaway's, paying off credit cards etc.

Hello Sean,

We did a project 2 years ago and offered every incentive under the sun including weekend getaways, free golfing just to come see the property, etc... At the end of the day, it just came down to price. Unfortunately from what we see in our new home sales tool, every builder seems to have some kind of incentive nowadays.

I'd concentrate on building really good relationships with your local brokers and educate them with your product and why it is better then anything else.

Sounds crazy, but I have seen an offer for buyers with kids. The realtor would buy 2 Nintendo Wii's upon closing and have them installed in the house. "Wii's" are hard to find and kids really like them.

Is something different, and she (the realtor) has bought 10 of them so far, so it seems to be working.

The other incentive was to pay the association dues for the first year. If the builder is still "managing" the community this is a good option.
