Default Selling vs. Showing.

Do you sell homes or show homes?

I'm a low pressure home shower who gets lucky with a lot of sales. I've met a lot of home sellers with high pressure sales tactics that sell nowhere near what I do.
I was actually accused of being nothing other than a home shower by one of my clients recently. I asked her why 19 of the last 22 sales in the community were made by me? She told me my technique still sucked and I was a lousy sales person. She's now with one of the areas sleazy used car salesmen types and her house still sits there with zero offers on it. I'm torn on whether to show it and get it sold myself anyway or just let it rot and give her the finger every time I drive by with a car load of hungry clients.

If you feel that way bringing a buyer to the table is a good way of showing her up, isn't it?

I wouldn't let hard feelings get in the way of making a few bucks off of her anyway.

Well, since it was your listing and you know everything about the property and her positions I guess you have a huge advantage with any clients you represent in buying this property. Why not sell it for her absolute rock bottom price, then sit at the closing table and smile at her.

Michael..go for it. I have often heard that you will never be able to talk someone into buying a home, however, you can say something that will mess up the deal. Perhaps that is why your method is working better than hers...too much yapping and she is sticking her foot in her mouth.

The home will sell itself. If you are to pushy, you will turn people off. I read a lot on sales tactics. There are some great tactics to use for overcoming objections, but you don't want to come across pushy.

I agree with Darren, people are just plain put off by the old style of selling. Besides...it is our obligation to have our clients best interest in mind. I think of myself as more of a consultant than a salesperson.

A true salesperson has the ability to highlight the benefits of what they are selling without coming across as pushy. (Who likes a pushy salesperson?)

Some clients just don't understand that. Bring in a buyer and hammer out a killer deal for them. Smile and send over some packers to send them on their way.

Sell her house and beat her up on the price and inspections.

Don't change the way you sell. Today's buyers have access to too much information for the old sales tricks.

Times are definately changing , so are sales tactics. I've listened to several tapes/cds with sales techniques for real estate, many aren't valid any more, while some still are.

As time goes on , i know i'm becomming a better agent, and i can have more sales due to that. I actually turned someone down today from a listing because i informed him of the standards i have when listing (He wanted a 30 day listing). I have a VERY good feeling he'll come back in the near future and want to list with me.
