I've got about 15 e-mail leads in my inbox and I'd really rather just stay here and read...
It gets so tiring answering one stupid lead after another. "Yes the house has three bedrooms, No, the listing agent only took one photo, No this house is not on the ocean if it were it would be $1.2M rather than $200K, No job, no credit and you want to buy what? You're not really thinking about buying for three years? Wonderful, I like to dream too, lets dream together..." Answering stupid e-mails is the one part of my job that REALLY feels like work, the rest of it I actually enjoy.

Michael I am there with ya. I feel the same way about most of my Internet Leads. It is a great tool to get your name in front of a lot of people, but these same people will tire you out.
If you get them all the answers then they won't respond to your email. I only respond now to the ones that leave their phone number. Conversation is the best way to weed out the dreamers.

Thats part of the business. Stupid calls too....yesterday at my open house I received a call from someone who stated "I'm calling for my sister and she has a realtor..."

I've got to chip in.
Showed a home today to a couple who were "ready to buy, just want to see the inside." They had walked all around it and peeked through the windows (it is vacant) on at least two occasions. So, I'm thinking pretty motivated, right? First thing out of her mouth as I open the door; "what if I want to have children? There is no yard..." As if the yard was going to get bigger AFTER they saw the inside. Thanks for wasting my time lady...

I think I can beat you all so far. My wife gets a call Saturday from a woman that just came into town with her husband and they were wanting to spend all Saturday and a portion of Sunday looking at property. She wanted to see 3 different listings that she found on our site. After proding and probing, my wife finds out that they want to purchase in the next 3 months but are 100% against using a realtor for the purchase. They just need the Realtors to let them in the homes so they can check them out. She told my wife that they had a half-dozen or so appts. already with different realtors to see property over the course of those 2 days. What a loser!!!
