Hey guys at REW.

I was reviewing your page with available MLS boards and I've noticed that TrendMLS is not on the list. I'm in Bucks County, right outside of Philadelphia and we're all members of TrendMLS.

Since TrendMLS is not on your list, would you still be able to create the custom IDX solution. I was also talking on the phone with customer support at TrendMLS and they mentioned that a vendor (REW), has to be seasoned with TrendMLS. I'm not sure how that works, but perhaps you guys can shed some light.

I look forward to your feedback.

Russell,

I am the IDX Coordinator at Real Estate Webmasters. I handle all of the feed setup and paperwork for our clients.

We do not currently have a relationship with Trend, but I have been in contact with Dennis Kearns at Trend and I have the IDX paperwork in my possession. If you started a project with us, I could have the paperwork submitted and data access in a short period of time.

Unfortunately, because we haven't seen the listing data from Trend before, I cannot comment on any of its features, but I don't foresee any issues with creating a custom IDX for you. If you send me an email to reed (at) realestatewebmaster (dot) com, I can send you a copy of the paperwork. It contains a list of the fields available in the IDX feed (as this is often different that the fields in the MLS) and the rules needed to display the IDX listing data.

Thanks Reed. I appreciate it. I was actually in touch with Trend when I was installing the IDXPro mls on my site, so I am familiar with their paperwork. I also think I have a pdf file somewhere that outlines their feed structure and all the rules that need to be followed.

I just wasn't sure if it would be trouble for you guys to work with Trend since it wasn't in the list of boards.

We're never troubled to work with a new Board. It always seems to open up new possibilities!

The cost of setting up a new feed is incorporated into the quote for a custom IDX and will only ever go beyond the scope if the feed is really different than the ones we have dealt with already. Because Trend is a larger MLS Board, I do not anticipate any 'curveballs' in developing a custom IDX from their data feed.

Actually a quick correction - There are no additional fees for dealing with a particularly poorly delivered feed - Where additional billing occurs is if you go outside of our CORE IDX (Request custom coded features that are not out of the box) or if the MLS board charges for the feed (Customers using the data are responsible for the cost of the data)

Actually Trend does charge for the feed. I'm currently paying $30 a month for it.

Reed, you're right. Trend is one of the larger boards, so there shouldn't be any issues.

Morgan, I understand that any additional development would be extra development cost.

What about the seasoning thing? They told me that the vendor has to be "seasoned" with Trend in order for them to approve the vendor. Right now, they have a list of vendors that are approved by Trend. REW is not on the list.

Do you know how that works and what is "seasoning"?

Honestly I wouldn't worry about the "seasoning" thing - REW is one of the largest if not the largest provider of "custom" IDX solutions, I am sure whatever their pre-requisites are, we can exceed them.

Thanks Morgan. I just didn't want that to be an obsticle.

I'm currently, gathering as much information as possible as to what type of website design I want to go with. Definately, custom website and custom idx. No doubt about that.

Eventually, I need to present him with an idea of what we're trying to accomplish here, as he's the one who's funding this project. He's just transitioning from the 1970's way of doing real estate to the 21st century.
