Default Listing two homes on the same Street

Hello everyone,

I would really appericiate feedback from everyone who have had experience in a similar situation which i have.

I listied a home for sale for a client two weeks back. I recievd a call from the neighbor yesterday who is interested in listing his house as well for sale and lives two houses down on the same street !

Has someone had a similar situation ? What was their experience like ? What are your thoughts about this.

That is awesome! I think this is a great situation. Are you concerned about something? These listings feed off each other...maybe one is more expensive or have different floor plans. If one doesn't work out then you can show the other listing you have in the same neighborhood. You can make this a selling point for both sellers.
Having two listings in the same neighborhood is a great thing and a great way to establish yourself in that neighborhood.

Wow, I'll take that any day. The best thing about it is you will look like the neighborhood specialist. So mail those Just Listed cards to the neighbors and maybe even have a open house just for the neighborhood. Also listen to metaylor9 about selling the homes. This is a great situation you are in.

I know an agent that took over a street of ocean-view homes. She probably had about eight active at one time a couple of summers ago.
Obviously she overcame any issues that sellers would have had.

Good thing to door knock with. Heck, i think i'd even doorknock in that situation,

There's an agent that has made herself the real estate agent to go to in our condo complex. There's maybe 100-or-so units and just 6 different floor-plans, which aren't really very different. I'm always seeing her "For Sale" signs in windows, sometimes 5 or so going at the same time, so she's obviously found a way to work it. She doesn't live in our complex either.

This is definitely an excellent situation for you to shine. You can have them open to the public at the same time...get plenty of traffic.

That is a great jumping off point to get more listings and establish yourself in that neighborhood. If you want to own it... I had a situation like that only it was in a subdivision that was a little out of the areas I like to work and I ended up getting a bunch of listings there by default.

If your Sellers actually have an issue, explain to them the benefit of having double the marketing dollars available and the increased exposure that they will receive because of the additional traffic.

Chances are good that the homes are different enough to appeal to different types of Buyers so it can only help them.
