We need to write an algorithm for your title's etc, these are generally created with knowledge of your particular searchers behavior in mind and use variables from the IDX such as "MLS #" "Address" "City" "State" "Subdivison" etc.

Example, look at Bob's title northcountyluxuryhomes.com/mls-details-076069642.php

Now your traffic may be different, and may type in different things (Some areas people search MLS # + area a lot, other people type in specific addresses etc so you need to try to come up with a combination for your title that will give you as much coverage (As a combination of variables) that will garner the most traffic.

Of course yuo do not have to post this info publicly, you can PM me if you like.

You might also be talking about the XML sitemap here http://www.jennifermackay.com/sitemap.xml that we take and add in all the IDX details pages. In that file I don't think there is a need for the title and meta tags. -So I could be wrong.
