Exclamation New Website Design - Please Review

My Website - Is a Real Estate Investing Information Site - I need some help reviewing the site.

Ok folks - let me have it. Please be as picky as possible. Please let me know what I need do to improve the site, get more users, and get a higher page rank.

The design is basically done. It's my first attempt at a real estate website so I would love some feedback from other real estate agents and webmasters out there as to how I can make this thing kick-ass conversion wise.

What information would you like to see as the visitor?

What if anything is lacking?
- suggestions for that would be great too.

How is the navigation? Does it give you access to what your looking for?

Any suggestions on where to advertise the site best?

From the site review guidlines:

You are not going to generate much revenue with Google ads at this point, I recommend removing them as they do nothing but take users away from your site, especially when they are the first thing seen on most pages.

Directory is nothing but an MFA (Made for adsense) - and does not seem to have any value for members or visitors.

Forum - What is your unique proposition here? There are probably thousands of forums out there for real estate that break down by state trying to create page count, and pretty much just stay barren and dead. If you want to run a successful forum you need to build value and membership - having that many forums just makes it much less likely for anyone to want to participate. There is no focus

Ditch the google ads. Or at least move them to the bottom or side.

I recommend moving the map up the page (and making the states clickable)

Also, the bottom of the site has two "Frequently Asked Questions" links next to the phrase "Published in".

I think there is to much white space at the top. It almost looks like there is something missing. I would also add a few more pictures (or something) to break up all of the text.
