I read your thread and I am really new at all this and would like info on "How to start in real estate investing" Some pointers on starting in real estate.

Any of the books I mentioned earlier would be good! However, if you are starting on a budget, I recommend going at them in this order:

Rich Dad Poor Dad, by Kiyosaki.
Bill Bronchick: Flipping Properties
Kevin Myers: Buy it, Fix it, Sell it Profit!

You should be able to get all of them for under $40 (Total) at Amazon.

Then, I recommend you hit the two websites I mentioned (thecreativeinvestor.com and dealmakerscafe.com) to get free help and guidance.

Then, when you have a better feel for everything, and it's not so confusing, spend the $300 to get Bronchick's AREF. It'll give you a good solid base to understand the financing aspect.

When you get to that point, you should be all set to get your first deal or two. Don't bother reading anything else, or spending any money on courses, seminars, or bootcamps, until you've done a deal. Experience is the best teacher, and it'll show you that you have what it takes, or it won't.

Plus there's no better motivator than your first $50k check!

Does anyone have any experience investing in foreclosed properties? I went to the HUD site and got even more confused about how to qualify to become a HUD real estate agent. It looks like we need a pre-approved license and special clearance to deal with HUD properties. The site says that HUD pays 1% to the listing agent and up to 5% to selling agent. Did I get that wrong? I can't imagine any agent would be willing to take 1%. Any help is surely appreciated. Thanks. Max
