Default Page 1, Now What?

At the early stage of web site building, it seems getting to page one is the main motivator, but now that I am there I think conversion, time on site, the amount of form submissions and direct contact seems priority now.

What are some of you getting as far as time spent on site for your real estate sites? I am ranking pretty well for alot of my targeted words and long tails these days but the average time spent on site is something like 3 minutes?

What are some strategies to get ppl to stay longer? What would you say is enough time on a site to find the properties they are looking for?

Is there already a thread somewhere to help with these questions?



Any advice?

Dave,
Sounds like we are in similar boats. I have noticed that many visitors who come to a specific property details page (by mls number or street address) are not viewing other pages. Here are a couple things I am considering and will be trying out in the future:

1. Creating a series of "listings by zip code" pages and having these dynamically linked from each detail page based on the current listings zip code. (This will need to be programmed). Would display as a "See other homes for sale in ##### zip code".

This concept can be expanded to the entire city, "one mile radius", neighborhood, MLS area, etc. Of course, each one of these options will require a fair amount of content building. Take a look at a trulia listing detail page and you will begin to see how they are presenting the user with a lot of related links of potential interest.

I post these types of "related links" in many of my blog posts and the cross traffic has been improved.

These kinds of links and related content should be good for long tail traffic as well.

I guess that you probably want to add enough content on the site to use you as the one stop shop for everything...then when they are ready to look at property, they will sign up immediately as in their minds, you are the one

You need to make sure that the visitor keeps seeing listing of interest. When they bring up one listing have other similar properties listed off to one side. This will encourage the visitor to click on additional properties after looking at first one.

Use your analytics to track the behavior of your website visitors. See what type of visitors convert and try to optimize your website around their behavior.

Hi Dave, I have about 5 m on my site. Not getting good registrations, but they stay for a few minutes though. I have a "bar" that is on most pages that has a search by zip, area, map, and city to try to make it easy.

I am mid page 2 for my primary search term of santa cruz real estate, which could be improved, open to suggestions on that though. I am on mid page one for santa cruz MLS.

See if my "bar" might be a helpful idea. It may be in part buyers are scarce right now and even fearful of looking. In our market there is a real scarcity of sales.

What I try to do is similar to Kid Discos comment, leave bread crumbs throughout your sit to guide people to where you want them to go

I am on page 1 and result # one for a lot of key words and phrases that are important too me, and I decided to have REW build me a site so I no longer have to worry about the "now what" as I feel many agents including myself were asking. Even if I/we know what to do I felt REW can do it that much better.

So many people see my site, think of it as a fancy expensive car, if it always looks dirty, it will not impress people to stick around and look at it very long.

Hope to have my "clean" site so to say up in running in the next month or so.

I had to search for your "Search /fro Homes" for about 10 seconds because it blends in with other things on the page. Knowing that people want to look at listings, I think you need to make that link stand out more than everything else. That will drive people to your idx page and you can capture more leads if you drive more traffic.
