I just signed up for HouseValues.com and JustListed.com. Is there any else out there using this program? I have been using it for about 2 weeks and have had some responses but nothing firm and its going to start costing me 800 a month. Any advice about these programs?

You can buy quite a few Pay Per Clicks with $800.00 a month.

Wife and I joined and we lasted about 3 months. We actually got a listing from it and sold it ourselves, but even house values admitted, that was a rarity. I guess the leads are to build a pipeline for future business, but $ 800.00 is alot. Think about this, if you were to spend 800 on your past clients(if you have any) do ya think you could land a buyer or seller a month!!

If the 800 per month is for a large area where are alot of transactions, then maybe you should give 3 months.

I have a friend using that program. I also send her referral leads. She like my leads better because they have a lot more information. Infact to my knowlege she hasn't sold a single one of theirs. I think she has both justlisted and homevalues.

They do have a good backend and follow up program.

but for the price and the leads you get, you can do much better. I have seen ... " I am a realtor just looking into this " and they sent that to her.
They do advertise on TV etc but they also do a lot of pay per click.

If you know what your doing you can do a lot of damage for 800.00 per month.

I use House Values. It costs me $165 a month. I have cancelled my subscription effective June 1. Every single lead that I respond to, no one responds back or even reads them. So, I feel like I'm throwing the money down the drain.
Same thing goes for Service Magic leads. You respond to these people and then "oh, we're not selling or we're just looking for rental properties." At least Service Magic will credit back to your account what they can verify.

Waste of Money! There is no other way to explain HV or JL. The leads are VERY low quality and very expensive.

Service Magic is the worst of them all....I've tried Househunt.com
and once a month I get a real hot Lead. it's 395 a month
That's why I decided to have a website build and bring in to top placement asap

I am using a fairly new service called PricePerFoot.com for lead aggregation, it is pretty cool. I pay a flat 97.00 per month for the lead capture, database storage, and access to the resource materials. When you start off you get 10 zip codes exclusively but you can buy more. 10 was a good start but I expanded my farm out to 15 zip codes for an extra $40.00. What I think is okay about the system is I control the marketing investment, so in comparison to HV if I spend 600 on marketing I control where that money goes (my farm) if I don't spend a dime on marketing then I just pay the 97 a month. It has worked so far I have generated 2 solid leads 1 listed for a minimal investment.

My next step is to do my own adwords for my private site and for PPF and measure who is out their looking for property here in Marietta and who is looking to sell.

Great forum I am glad I stumbled in here.
